As a landlord, staying compliant with gas safety regulations is vital. We provide Gas Safe inspections and certificates to ensure your property meets the Tolerable Standard—the basic level of repair required to make a property fit for habitation.

• Deadlines: A Gas Safety Certificate must be provided to new tenants no later than the start of their tenancy, and to existing tenants within 28 days of completion.
• Record Keeping: You must keep copies of gas safety records for at least 2 years. If benefiting from the 10-12 month flexibility rule, records must be kept until two further checks have been completed.
• The "Resetting the Clock" Rule: If a check is carried out less than 10 months or more than 12 months after the previous one, the new deadline resets to 12 months from that date.
• Maintenance: Gas pipework, appliances, and flues must be maintained in a safe condition, usually serviced annually in accordance with manufacturer instructions.
• Tenant Appliances: Landlords are not responsible for appliances owned by the tenant. However, the connecting pipework and flues (unless solely connected to the tenant's appliance) remain the landlord's responsibility.
